I've heard tales of people doing 5% but have yet to reach that.And always, if something pops up, it NEVER hurts to ask about owner financing.

Usually the tale is the schools zoning. 

This is often fairy-tale land figures.

As mentioned, it is possible to transfer the title at a later date from your personal name to your LLC, but you do run the chance of the bank calling the loan (or sending you a nasty-gram to change it back). 

The tale grows more bizarre by the minute.I think my next step is to simply contact the listing agent and ask him who he is representing.

Account Closed  Unfortunately, the tales you and others have told on this chat boil down to one thing: there are currently too many stupid people with stupid money.

Contact the fine folks at the county planning dept and pull all the records for the likely tale of woe.
