I've witnessed some horror stories and seen good landlords being taken advantage of, burdened, and stressed beyond belief due to a non-paying tenant.

Hi Anissa,Congratulations on taking the plunge into real estate investing 👍Stick with the Midwest for cashflow.I've always liked Ohio, Indiana and Michigan.Just make sure you have a "growth mindset" when it comes to these cash-flowing markets.Most tend to be tertiary markets in somewhat lower socio economic areas.To achieve a nice return on investment you will need to build a larger portfolio.Over the years, I have witnessed many investors getting frustrated in not achieving desirable enough returns when owning 1-2 properties.Find the right team first before looking for deals.The team can either make or break your investment.Wishing you much success.

It is during the MOVING PHASE, that you must be cool, have all your wits about you and be prepared, yet still be cordial so as not to enraged the monster that seems to be lurking in your Tenant during the MOVING PHASE (as there is NO ANTIDOTE to calm the savage beast once it takes form).

At 30 years old, I got to witness my father's former employer use the court system to screw him and other retirees out of their healtcare benefits. 

Sure I could be tough and nail them with $50 late fees every time, but I would rather build a good relationship with them and keep them for many years by working wit them.  

While waiting for my investor to show up I literally witnessed about 4-5 drug transactions take place 15 feet away from the property.  

Will do Ryan, I planned on that as a witness anyway, Ill let you all know how it goes.I also know Mahoneys in Columbus and Omaha.

Real estate investments requires risk but you can manage the risk wit the proper systems in place.
