Beforehand though, we always meet with them/interview them to make sure they seem trustworthy, check online for reviews if they have them and ask for references and call.But most importantly, we always try to start them on a small project (a turnover or small rehab), that way, if they do run off with the money or do a bad job, we won't lose much money.

Your situation may be different and this may not seem important, but for me to have a reliable, trust worthy PM has been crucial.

Since this will be my first home, I was planning to use FHA loan of 3.5% down payment ($26,072), Expected payment per month will be $4,818 according to Redfin (principal and interest $3,444/Home owner's insurance $137/Property taxes $788/Mortgage Insurance $449).I am not sure if these numbers are correct or trustworthy (can someone verify??)

Most of my successful deals I was able to get them owner financed after building a rapport and trustworthiness with the seller (and explaining to them all the tax benefits).

They also know commercial real estate investors/lenders, contractors, real estate agents, and management who have proven to be trustworthy. 

Do you have any trustworthy contacts you can rely upon in either of those markets with whom you could partner?...

Once you find someone trustworthy, then start building a relationship - but on the first deal most bankers are trying to make as much money as possible. 

You may find trustworthy managers but you may also very find untrustworthy ones.

Not after Harvey, it's hard to get a trustworthy contractor to check whenever you want to give quote.
