Advice on managing rental property

Hi, 

We bought a property out of state and are itching to self manage.  Signed up on Avail and ready to start.  However, we’re stuck in how we can show properties to potential renters.  I’ve heard suggestions on working a realtor for a day and schedule showings or find a responsible adult willing to take a day to show renters.  I’m wondering if there is a way to manage by a digital key pad in the front door and having the renter check it out for themselves.  Are we being too trustworthy?  Has anyone tried that?  What are you doing for those self managing?  Would love to hear suggestions.
