No doubt the 'landscaper' i.e. gardener is working independently and therefore is 100% responsible, However most gardeners will not carry liability insurance, and then the neighbor can and will come after you.

I think my first purchase will use an FHA loan (or some variant thereof) to buy a quadruplex in the central gardens area, but that is only my current line of thought and I'll try and be flexible if another opportunity presents itself.Anyways, that's me in a nutshell.

I’ve got a SFH and it’s got a small front and side yard but the back yard has a chain link fence and is big enough that all of my tenants for the past 3 years have had a vegetable garden and there is plenty of room that if any of them had had children there would be enough space for them to spread out and play.
