But once they TOLD me it was because they wanted to avoid tax I wouldn't do it as I couldn't legally (or morally) claim I didn't know why he wanted to be paid in cash. 

Moral, someone can have an awesome record, but things happen.Finding a good realtor is a good first step.

Considering the short duration of his tenancy and the newness of the rehab, it would be hard to place this burden on the tenant's shoulders legally or morally.

But moral outrage and huffing and puffing about rights and obligations...you can make money or you can make hot air in this business.And most of us think of ourselves as capable, self-reliant types.

Its devastating and lowered my moral and ability to continue my day. 

Most states will require a higher moral and ethical code for those operating under a license.
