Other investors might see it as a massive headache and can't stand it and labels it as ultra risky.Varying investors will like certain assets for different reasons. 2 investors could have a discussion on they like A,B,C property for 10 different reasons.

The population tends to be long term (fewer turnovers) We would classify these as class C neighbourhoods:  very good rental income for the price of the asset(s), but do not anticipate any appreciation.The lost/perimeter neighbourhood - I cannot think of an appropriate label for this type of neighbourhood (basically it is neither blue collar nor a war zone).

If you are sole equity, you may want to speak with an attorney regarding legal protection because you will be labeled an ultimate beneficiary so it will be hard to say in a legal struggle, how much of your personal assets will be protected.

The times I have done that were when I was increasing rent to close to market value (or close to it) on an apartment with an inherited tenant, and they are generally planning on leaving anyways.For new tenants, the deposit is always increased to reflect the rent- I do 1x the monthly rent for a deposit, or 1.5x if they have a cat.Like Jerry said, these deposits should be kept in a separate account- I use a savings account labelled "Security Deposits" so that it is clear it is not my money.

For example when they label something as "mold like" well technically they didn't have it tested so they don't know for sure that it is mold so they may not disclose it.
