I'd have been singing hallelujia songs - hey, even if I advertise on Craigslist, I won't get freshmen or sophomores, yay! 

Obviously you have to have some reason for going to work at all, whether you work for yourself or someone else.

However, by being under priced, you could be forgoing $1k to $2k annually.

Prorate that over the course of a year and charge a "premium" rent for going month-to-month. 

This not only includes an emergency fund, but also the opportunity cost of forgoing using it for other potential investments.  

Its like saying 97% of the people who say they wish they could pay the piano never mange to play even one song, but of the people who spend significant time learning and practicing only 5% fail to play at least one song.

What is your reasoning for going that route?

I know I'm in that Kenny Rogers song of real estate investing know when to hold them know when to fold.

I agree with @David Song   regarding his outlook    and @Austin Largusa   You can't lump San Francisco in with the rest of the Bay Area.

So, since you'd really rather avoid any court action, you're willing to forgo the additional $300 as a means of settling the account. :-)That's what I'd do, anyway.
