There is a local REI group in south eastern, Ct I would recommend going to. 

Hello,I’m looking at my first REO deal in eastern WA and it has post and pier.

Mostly eastern MA in the greater boston area but if you were looking further out then I could also refer you to someone depending on the location.

California, historically have done much better in the past than many Midwestern and north eastern states.

Ones that will make the most sense for you is the Eastern Mass REIA in Rockland (2nd meeting in Taunton) and the House Flipping School meetup in Plymouth.  

I am an Eastern IL University alumni and I visit frequently enough since I still have family and friends in the area.

Eastern PA is a sellers market and Berks didn't do a lot.

Where I live in the mission district, and the entire south and eastern parts of the city are usually fog free!

The eastern shore of md is a great market imo, you can still get new construction under 250k & get pretty close to the 1% rule on new construction which is crazy to me,now that said I’d be very wary about talking too much cash out of your home, it kills cash flow because you are paying two loans, and while I do believe interest rates are coming down being on a revolver is a constant risk, I’d definitely have a plan to pay it off quickly if you get a heloc.
