Creative Real Estate Investing is a phrase or should I say a marketing ploy to appeal to the lay man.Typically, "TRUE" hard moneylenders will lend based upon a percentage of the value of the property regardless of the sales price.

@Adam R. since no one else answered you I'll at least give you a reply, though I was kind of hoping someone else would say something on the topic.Your question is phrased in such a way that non-attorneys might be hesitant to answer it, since you're basically asking what's legal and what's not.I have never heard of anything regarding sub-metering (if I remember the RUBS system correctly) for utilities being mentioned in the law.

But I'm smart enough to know that there's a chance that my "educated guess" is correct and a chance that it's horribly wrong and I'll wish (3 years from today) that I had bought today.I've never been able to "trust" (for lack of a better phrase) a commercial or residential broker like @Bettina F.
