You mentioned wanting to use the house yourself, this becomes a huge problem if you want to actually make any moneyAfter spending way too much time investigating a lot of options in the northern half of the US,  I switched gears and now I buy in the Southern half of the US for 3 reasons:1) you get much higher year-round occupancy rates in the South & it’s simply tough to earn a good ROI in the North if your place sits vacant for a big chunk of the year2) Culturally, the Southern half of the US seems to be a lot more accepting of STRs regulation-wise.

It is not too far to commute if you want based on the culture here in AZ, but there are employment opportunities in the San Tan area without having to commute.  

Orange County boasts some of the worlds highest valued real estate in the world, some of the largest and most successful companies, world class universities and research facilities, some of the best medical care in the world, famous amusement parks, every type of entertainment and cultural venue you can imagine, all types of sporting events, etc., and draws tourists from around the world, all year round!

KW culture promotes sharing information.

Another huge bonus is that the culture here is very amenable as the population is totally comprised of people of European descent.

And Texans are by history and culture a good bit more self-determined and self-reliant than the average city dwelling American. 

Growing up in the Bay Area, the "culture" of the area really makes a lot of people sacrifice in order to stay (it's not just the weather - that tends to be a SoCal thing).
