Due to Prop 13, the afore mentioned commies have pounded us with taxes and fees on everything. sky high car registration, energy and gas taxes... etc...

I would encourage you to use caution in how you approach the situation, the loss of someone is never an easy situation, but sometimes it does cause unwanted problems like inherited real estate.  

Maybe put an offer of a pound of local honey into the description.

Straightforward message that offer to help with problem that they either cannot solve or wish others to do for them.Recipients get pounded with mail now (just like absentee owners) and are desensitized to most letters, especially the "I want to buy your house for cash" crap.

Many pound their fists and say LLC no matter what, especially attorneys.
