Since owning the home we have a installed a new roof, and downstairs heating/cooling system, as well as repainted, fixed cracks.  

In that case, once the eviction was complete, we stripped the damaged carpets, had the hardwood floors refinished, changed the blinds, changed the light fixtures and added ceiling fans, and had the unit repainted by a professional.

However be prepared to repaint every 2-3 years, seal the deck, and fight the battle against rust.Ultimately we enjoyed owning our property and it did fairly well for us. 

I might treat that bath tile and tub abd have it repainted too.

Sold for $1.16m within 2 month...New owner repainted it (judging from listing picture) and put it on market at $1.6m...So in less than 3 years, went from $700k to $1.6m with minor renovation.... when location and tenant base remain largely the same like 3 years ago.....how much more crazy can the Phoenix MFH market be?

Building could use a repaint, a few awnings need repair, and landscaping could use some help.

I'm flipping a house right now and we opted to put on vinyl siding rather than repaint the wood.
