As I am in my rookie year as a wholesaler(started in Dec. 2014) in Detroit, MI, I have done a mailing of 250 postcards to absentee owners(in/out of state) and have get "one property under contract" but the deal didn't happen because the "owner" didn't really own the house(long story-short he never quick claim the house to own it out right with the city).

Network with delivery people and see if they know any houses that are vacant, ask agents to help you uncover keywords in the mls "must sell quickly" "as is" "fixer upper".If you have a little money to get started, do an inexpensive mailing postcard, black & white through usps.com with a compelling message and mail it to a targeted list of people that may need a quick sale.

When I first joined they had templates for investors; ie, contracts,, forms to download, and postcards and letters, also follow up letters to buyers or sellers for direct mailings within the site.

I either email them or mail a postcard to ask them if they would be interested in getting 8% on their money backed by real estate, and set up a website where they can see more details about private lending and do it online.
