If you want to be sure you're operating legally you should talk to a local RE attorney or get a license, both of which are cheaper than having a criminal offense pop up from trying to find a deal.

I have improved something in the past that I thought would be a problem/offensive to potential tenants, only to have no one care whatsoever about that improvement, and realize later that it was my own sense of "I wouldn't want to live that way" that led me to improve it.

They would make those claims and likely ask for the mortgage to quieted on title.It is not a good sign the borrower's defense has now also turned to offense.
