Hard to make a house work out with short time horizons most of the time, even without borrowing costs and bank hassles.

I have a long term horizon but I don't want to spend my hard earned cash if the real estate market is likely to fall 50% in the next few years.

If it were me, I would expand my horizon to 5 years and...- I would take $10k and do some Day-Trading.

That shouldn't happen given those metrics so a 2nd market crash is on the horizon.

I have looked at Washington Park, Martin Drive, and Uptown west of Loomis a bit, but I want to expand my horizons. 

Deals are on the horizon!  

So you can throw all the numbers at my you want but this does not feel like a crash is on the immediate horizon.
