Unless you've gone through the process of closing deals, they aren't good to start with because they are time sensitive and when you make a mistake, especially if you do assignments, you could get in trouble.

There is a rehabber here that bought a house with about 60K worth of retaining wall that was unpermitted, he thought he could permit it no problem then found out because it was a biologically sensitive area he couldn't permit and also was going to have to spend about 75K to remove the walls and re-establish the habitat to the pre-wall condition .

Our last 3 deals actually would have been snatched up on the market for over $1M what we paid so managing those relationships is key.Can't speak too much to self-storage though I believe there is a higher price sensitivity with newer inventory so you really need to know your market and make sure that no one can come in and build something nicer a few miles away.All the best!

The market in Mpls is very competitive and highly time sensitive right now so being comfortable and 100% ready to move when the right property comes along is key.
