The ones hating are not building a business or going anywhere in life, if they were they wouldn't have the time to call and bother you...let alone whine on some post that doesn't pertain to them!

I think there have been some very valid points made here pertaining to wholesalers, and a common theme that I have seen in this thread is that maybe some dealings with one or two "bad" wholesalers have really caused some people to be completely biased against "any" person identifying themselves as a wholesaler or has anything to do with wholesaling.

My properties do not have cable boxes in the wall like newer homes.My Question is, Should i put something in my lease pertaining to these services? 

-What numbers, breakdowns &/or facts pertaining to the property are essential to have before you lend out your money?

Listen to as man podcasts as possible that pertains to what you want to do.

I would say I am strong in those 3 areas as they pertain to my job, but I have no doubt that managing contractors is a whole different animal than managing my well-mannered accounting team.

My best recommendation to you is to make sure that you're very familiar with any areas that you're looking to invest in and that you're informed about the local and state regulations pertaining to your rights as a landlord in the event that your tenants don't pay rent.

In addition to what the others have said, I would make sure your lease has a clause pertaining to the minimum rent increase in the event the lease goes month to month.

I'm looking for info on specifics about book keeping, tax structure, or any other info pertaining to those things.
