:)   I live in SoCal, and in my entire county we have very few homes under 350k (have many friends that can't even buy and have great jobs/incomes for the national averages but are in California at the poverty level for families of 4 and 5)This doesn't mean you can't find something highly stressed but competition for everything at the 200k level is fierce with all cash investors.
