If you feel it's a good deal, throw your hat in the ring and tie up the property while you do your research.I agree with Ohio... you must consider the accuracy of all data slanted to the advantage of the Seller if you are using the Seller's Agent.

If I still see motivation there but cannot make an offer that makes sense for me and them to buy, that is when I put my realtor hat on.When this happens the seller has already been exposed the cost of selling a home.

Down side of not working at the office:No free coffee, no morning doughnuts, no office lunch on Fridays, no 5:00 PM beer in the fridge and can't make free photocopies sitting on the copier.The upside:No task master cat looking over your shoulder all day, no fur-balls on your keyboard, you won't get hit on for favors by other employees and you can keep your own health insurance plan.

In an LLC, there is the business purpose, that includes driving for dollars and can be expensed as a related business cost.That's why people need to see an attorney and accountant to select the best option for them, under their circumstances and not assume that since Joe does his stuff this way, that's what I should do.I suppose I need to admit to being a degreed accountant, one of many hats worn :)

While wearing the hat of an official I bought or would have taken houses for redevelopment and while the price was fair we sure didn't consider any income angle, it was market value to comps and depreciated.My thought is that if you buy trash and put lipstick on it, you have better looking trash to rent that will likely attract a tenant that likes good looking trash or at least is willing to live with it.
