Endless education just delays moving forward.

But my question is when is the time to buy something I understand that the learning aspect is endless.

A big part of the issues I am facing are the contractor and myself are not familiar with all the procedures involved and somewhat unclear at times and the paperwork is endless.   

@Jason Miller - makes sensemore recently i've come to appreciate truly passive options like private lending, note investing, LP in syndications, etc... as a compliment to ownership, since you can (theoretically) endlessly scale your time.

I, a newbie, am tired of the endless cycle of real estate seminars (that just try to sell you more real estate seminars). 

They can follow up with guests about bookings or check-ins/checkouts, answer phone or online enquiries, call repairmen if any repair is heeded, manage cleaning staff or runner schedules , share room access codes with guests, monitor hotel premises for suspicious activity etc.#2 Install wifi or bluetooth based locks to the units/rooms so that your guests have time stipulated acess to the unit/room#3 Install outdoor security cameras or doorbell cameras (if possible) to monitor hotel outdoor premises via online.#4 Hire a runner (like a college/high school student or young guy in search of part time job who charges reasonable hr rate) to inspect the room after the cleaning staff cleans the room or you can ask cleaners to tickmark the check list , share photos/videos of the cleaned rooms and share them.

Memphis looks like the current front-runner for reasons I’m comfortable defending...feel free to try and talk me out of it if you must.

You can mitigate this and be different (instead of the endless stream of newbies who come on BP, post once and then disappear) by educating yourself ahead of time, maybe doing a deal on your own etc.I have been doing this for 3 years.

Otherwise you're going to be endlessly explaining why it's like that to lenders, and it's going to close a lot of doors to you.
