Unless one has a crystal ball, timing never works IMO.  

The bank will give you an appraisal both before and after repairs which is like having a crystal ball.

It is also unlikely that the zoning regulations/definitions would foresee the huge popularity of STRs to make it crystal clear that STRs are in functionality hotels.The neighbors who have purchased in a residential zone, purchased with the expectation that they were in a residential zone and not a zone that would allow hotels or STRs. 

No one has a crystal ball on what will happen in the MF market but RE is hot everywhere and it goes in cycles.

Rents appear to have topped out and there will be some downward pressure (how much depends on your property class).Overall my crystal ball for the Denver market is a bit foggy with how the oversupply in the luxury/Class A apartment market will impact the rest of the market.

As I then grappled with my "why"... the why for wanting to get out of my engineering job, the why behind making more money, it began to crystallize (my faith and times in prayer are the main drivers in a lot of this clarity, fyi).

Maybe in NC, but not up north where @Crystal Dundas is located.
