Be sure to check the local codes in the city you are looking to see if they have laws regarding how high a product can be stacked both with and without metal shelving.

The building is old but it has been upgraded into a nice contemporary design with rusted metal trim and shade structures. 

As it turns out a storm had thrown some water up the eaves of the metal roof, that was not correctly installed.

My appraiser told me that a metal roof adds more value, but I would go the cheaper route in your situation if it was me.
