When it comes to estimating taxes it obviously depends on the state and your tax bracket primarily since flips are treated as an exchanging of inventories - like selling a newspaper almost - so for that reason its hard to give a specific number...

In order to save time when showing you can have an open house; advertise on Craigslist, newspaper, etc., mention that you will need prospective renters to bring id, proof of income, references, $ for credit check, etc.

Yeah, it seems hard to justify the costs on some of these things, especially FSBOs because they are so easy to find on Craigslist and local newspaper sites.
