Thanks, JeffAs part of your request for determination, you will need to provide evidence, such as: Recorded subdivisions or division of land into four lots or less; King County or City documents indicating approval of a short subdivision; Recorded deeds or contracts describing the lot or lots either individually or as part of a conjunctive legal description (e.g., Lot 1 and Lot 2); or Historic tax records or other similar evidence, describing the lot as an individual parcel.

You may also want to check with the marketing divisions of the credit bureaus but I believe they are only tracking the tenants who have evictions, not the owners.

There are lots of places where a {usually converted} duplex sits on a single parcel of land with a single PIN - particularly if the division is over/under rather than side-by-side.That said, if the property is a functioning student rental, then perhaps it's best and highest use is as a student rental, but managed a little better.
