It is exhausting.  

Hi all - I'm a new investor, looking for buy and hold rentals, been doing some pretty exhaustive financial modeling of deals for the past 8-10 months and am now under contract on a 6bed/3bath, 2700sqft home in Adair Park (SW Atlanta, zip 30310). 

Outside paint can obviously withstand rain, so logically it shouldn't matter, but I'd be concerned that an FHA appraiser might be like "oh we need a licensed paint expert to come out and certify that this is OK" which would be a waste of time/money.If there is no curtain thing, go to the dollar store and spend $1 on one. :)I'm just trying to think of what stupid things FHA appraisers might write in an appraisal and getting in front of that. $1 is cheaper than $1 + a paint expert + an appraisal re-visit. 

So it's worth taking the time and effort to figure out what will appeal to tenants/buyers and look current while withstanding the test of time so it doesn't look dated in a few years. 

Don't agree to give up your deposit until you've exhausted all options.

Gorgeous, but exhausting.

It's got to be able to withstand heavy snowfall and the Chicago elements.
