MIke, see what your saying about the 50% rule - the figures given were a general range - actual property I'am considering is an REO asking $219,000 with potential maximum rent of $3200 ($3600 taxes).This would involve renting to 6 students which seems like a lot of occupants and a lot of damage.Also I understand neighbors are very sensitive to student rentals - because there are so many in the area - this is an upscale neighborhood.

I'm a customer of @Brian Eastman at Safeguard and definitely recommend them.They set up both an IRA and a 401(k) for me.  

It should be a safeguard for all real estate investments.

Also use a glue that is not pressure sensitive  that cures to a hard set; more resistant to water and the rolling back and forth of stools.

I havent found much info except for a few general tips such as be sensitive to their loss, etc.

There must be some kind of safeguards that can be used though to prevent this situation.

I would encourage you to be careful with posting sensitive info in a public forum, but if you do decide to go the turnkey route, be very careful when vetting the providers.Have you considered investing in large multifamily apartments with a syndicator?

IMO, 1 & 3 are speculations and sensitive to the specific situation. 2 will be a factual and ongoing problem.

I want it so badly, and there was recently a sign on the door from a company called safe guard saying the property has been abandoned and the lender would be notified they have to clean up the yard and the locks would be changed.
