Projections 30 years from now mean nothing, if I could have an even money wager on government projections being wrong 30 years out, i would never have to work a day in my life, it would be printing money.  

I don't have any statistical data on this statement, but I'd wager 80% of people that say they want to be a real estate investor never do their first deal. ( I'm not including people who buy their primary home. ) There's nothing wrong with that, its not for everyone.  

The value has to be backed up by comps.B of A has preliminary evaluators...if your offer fits in their range..they will order a BPO...but if it is something like 13k...cmon.

What is the threshold for having to pay prevailing wage rate where you are?

Hello Guys and Gals,I'm doing due diligence (preliminary) on a potential NPN in the detroit area and was looking to get your thoughts/ideas on the this potential deal.  

Its very preliminary but moving along.  

when I have paid assignment fees and I paid one last sept. it was 125k.. but the guy worked on the project for 2 years and spent about 75k on preliminary engineering and such with the city.. 

Just be prepared to call a few banks or several (maybe get an employee of yours to do the preliminary calling) but you can certainly find a solution.
