Hello Jake,You should be anywhere between a dollar to $1-1.25 Per square foot depending on prep for the Sacramento market on paint.I have a couple companies that specialize in what your looking for and we work in the Sacramento market.

. $3400 later, I've still never set foot in that garage.

With he money from #2 and #3 above, plus the occasional small loan or gift from my parents I built this 1500 square foot home essentially by myself.

I was using Houzz and think I was blessed to find two examples that match my foot prints exactly.

At prices of $200/sq. foot in my area for these small homes (new construction nears $300/sq. foot) I can’t help but wonder how $40,000 of value appeared out of thin air ($200/foot X 200 feet).

They have clients wanting a 3/2 modern farmhouse styled home with a little bit of land where they can just move in and enjoy.I was off on the comps per foot for this area..... 

Homes in the area also command a higher price per sq foot than neighboring Pasco county both on sales and on rents.  

He/she may be shooting themselves on the foot more then one way.

It’s very competitive here so it’s tough to get your foot in the door.

I could build a 4,500 square foot building.
