As to Bill Gulley and his advice, he may indeed be conservative, however; his experience and background give him a very solid foundation to offer up advice, having been a bank examiner if I recall, along with owning many investment properties over the years.

Unless wall heaters are common in your area and your agent says it does not effect the resale price or days on market.I know in my area when I see them (as an agent) especially in a rehabbed property I assume the flipper is cheap and cut corners, and I really examine the quality of work and look for what else they cut corners on.
