They didn't hire him for any term....But based on his behavior, I could smell him a mile away so it was ME the seller that didn't want this older person to have to deal with a mosquito trying something in 6 months after the sale.  

And people are swarming like locusts to bid up the prices of anything that sounds like a wholesale deal.It just feels like behavior and terms that to me signal we are getting close to the top of the market.Nah.....I will pass and work with someone who isnt trying to create some sort of shark feeding frenzy for at best marginal deals.  

I would do monthly inspections until a clear pattern of responsible behavior is established, and keep new tenants on month to month (or even week to week) rental agreements. 

My key point, @Emily Allen is to address the humidity and tenant behavior yourself.  

OMG;  The following is judgmental of IMO deviant behavior in REIhope you are never displaced by a money grabber attempting to make a few bucks.  

@Aaron McGinnis is correct, "No job but mine" clause will not hold up in court, although you do not tell them what to do, but you are controlling their action by not allowing them to work for anyone else which makes them exclusive, that alone falls off under the behavioral common law under independent contractors.

Perhaps this is done on purpose.Fourth: most laws are enacted as the results of some previous behavior or action society deems it appropriate or wrong.  

Video of that put a spotlight on the concerns in the community about the behavior of student tenants. 

My advice to you is to learn the auction process, thoroughly read and understand all the terms and conditions, and don't allow the opening bid price or the behavior of other bidders determine what price you would pay for the property.  

I was given behavior by my tenant that I consider incongruent and the potential negative outcome of the scenario here is not something i wish to face without having seen it coming.
