Make sure to clean the Unser of the tank where the cloth washers go.

General issue area that I've seen:- Gutters (usually clogged or loose)- Windows (won't open and close)- Door seals (worn out seals, you can see day light)- HVAC check regularly - Vent (dirty)- Under the sink (check for leaks)- Grout (in bathrooms, sometime need to regrout)- Caulk (worn out caulk)- Garbage disposal (rusted, leak or just not working)- Dyer vent (lint could be build up cause fire. the early sign is if clothes not drying properly)- Outdoor trims (usually wood rotten) see if it's need to be paint- bushes or tree too close to the house may need to be remove (roots issue, foundation crack, could be driveway crack too)- wood decking or steps (if you don't seal it, could rotting in faster rate)- smoke detector (old, need replace)- etc (BP member feel free to add) 

The smoke smell use to stick to clothes if you would work in the house for too long.

Then out of that cut comes all of the agents fixed and variable expenses like errors and omissions insurance, association fees, MLS fees, health insurance, continuing ed, licensing fees, gas and vehicle expenses, software subscription fees, marketing, laptop, cell phone, clothing (optional), team split, desk fees, photos/cleaning/staging/advertising/signs if they're the listing agent, etc., etc., etc. 

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

It’s better than spending my money on getting expensive clothes brands and other stuff like that.

I learned the trick from a professional cleaner to use lemon oil on a cloth for soap scum on glass.
