It seems very similar to the south arlington area in northern Virginia -- where young folks who can't afford rents in north arlington (analog: riverside) go to live.

Go to outskirts in LA if you want a rental, think of riverside, santa clarita, or temecula/IE. generally you don't count cash flow in CA, it's more on a appreciation play.
