Looking for my FIRST property!

Hello BP in the LA area,

I'm looking for my first buy. I've done my research, watched webinars and looking through the forum. I'm ready to put in practice what I've learned. I already have a lenders approval letter (UD). Analyzed a few deals on the local MLS. Not much that seems tasty for what I'm looking for, perhaps not looking thoroughly. I'm looking to buy a multi family property somewhere around 100k-200k using the 1% rule. I'm going the FHA and 203K route. I'm open to the riverside San Bernardino area as these type of properties are more prone. I want to turn to wholesalers, but I know inventory goes fast with cash deals and I haven't had a chance to chat with any of them, if anyone's knows some reliable ones and willing to work with my situation. Has anyone done an FHA on foreclosed, short sale properties in Los Angeles and was there any success? I've thought of auction, but not sure if my realtor would be the one to go to these auctions...?
