It sounds like the overall theme here is to stay away from short sales. 

No one likes paperwork these days......keep with the paperless theme.  

did not say it was honest or open but the theme is the same everyone looks for an easy automated system or guru.

The Real Spaces theme is a good theme with good support from the developer so you should be fine using this for yourself or future sites you may build.2.

Just run it as a themed short term rental.

For example, do you find it effective to throw Halloween-themed client appreciation events to drum up referral and repeat business, or use "back to school" themed messaging in your marketing materials?

I'll say I follow the common theme here and look at the roof, siding, windows, ect.  

James Wise the theme of the OP's post is not geared toward B vs C neighborhood that isn't what we are talking about here.

This is really neat with regard to customizing the theme etc. 

I've heard some are not so good and have sales pitchy themes....
