You have to either do 100% of the management yourself, or you have to pay astronomical fees to have a management company rent the unit many times per year and pay to clean the unit inside and outside every time a guest moves out and you need to pay to change the linen, wash dishes, clean the refrigerator and stove, clean the floors, maintain the yard, trim trees, pay $3000+ per year to maintain a pool (if you have one) and place sundries in the bathrooms, etc.

RUBS is already in place for water, but here's the issue with gas -- both units use gas heat (equal sqft), however only one unit has a gas range/stove (the other unit has electric). 

The stove was brand new.

The stove top works but the oven doesn't.

All of sudden, the heat and air condition does not work, the stove does not work and tenent stated that nothing is smoking or smells burnt but notices  melted plastic near the heating system. 

To save money, I am downgrading from laminate to carpet and getting a less expensive oven/stove replaced.

The one unit has a walk up to the second floor that has a second full bath and a wet bar (sink, stove, fridge) so it already has the basics for an apartment along with a dining area.

I looked at a duplex last year where the tenant had not gotten the gas turned on -- so no working stove or furnace. 

In your experience, do coil-top stoves or glass-top stoves hold up/look good for longer?

Also fridge and stove are black.
