Each side of this argument can and will spin this to better match their biased opinion, but at the end of the day, the seller will pocket significantly less money than listing with an experienced knowledgeable Realtor.

But I think if I were in your shoes I would try to spin what is basically a negative question into a positive.

Spin it how you want, attach whatever terms you want (like "tool"), the math remains the same and that's what I (and frankly anyone with a basic education) follow.
