In more typical HOA's, members receive copies of the Annual Budget and the Reserve Funding Plan every year, and should review and understand them.You also should review and get a general understanding of your governing Documents...By-Laws, Declaration, House Rules, or sometimes collectively DCC&R's.

Once you declare a property as your primary home then all sorts of federal compliance laws come into play...and most of those are centered around NOT exploiting the person occupying their primary residence....aka, no high fees.

If you have a $60k kitchen fire, the damage may not be enough for the city to allow you to raze it, and you will only get $30-$35k for the $60k loss.In this same example, if the city and insurance company declare the building a total loss, then you would most likely get the $60k (policy limit) and could walk away.
