We've just been spoiled with BRRRR, infinite returns and absurdly low interest rates (2.75% for 30 years: thats like getting money for taking a loan considering inflation)Break even is good enough for me these days.

Spencer, if you want to invest in real estate,I would advise for you to do some research on Infinite Banking as a place to store your wealth.

The area is appreciating at a decent rate and rents are also increasing, however I am still leaning towards selling...Also a 5% return is based on the 57k left in the property, but if I pulled that out wouldn't the return be infinite?

It's probably just basic off-the-shelf low voltage LED strip lights (12v or 24v).

I call these "top shelf" finds. 

I think that is what frustrates me with finances is that the best strategies are only in reach or best suited for the wealthy (ie irrevocable trust or infinite banking).

Syndicated investments with top shelf operators could be an option.
