I'm genuinely curios why most are referring to the 2% rule being met but I personally still wouldn't be content with the cash flow, which I understand  mat vary market to marketIsn't the 2% rule just a guide and not necessarily a valuation?  

@John Lopes, seems to me, you're just peeved about missing out on a real "deal".But, what's that you say: Your offer was genuine market value? 

Personally I haven't came across anyone that seems to have genuine legit leads.I just go to the courthouse and pick up the freshly recorded NOD's of the last 2-3 weeks

Ryan was genuinely asking if anyone had anything to say about David Campbell (who is not a "guru" by the way, just an investor and developer) which I did.

I'm genuinely interested in getting more ideas in this area, as I am planning to eventually hire someone to assist with management.

Another item is that these Podcasts are filled by people who are up-front and genuinely want to help. 

Now I am seriously wondering if these are genuine interests or potential scammers.

On the other hand, some members here have developed a great reputation because they post to give information and answers, ask questions because they're genuinely interested in learning, and they create friendships and business relationships..these people are the first ones on BP I'd approach on the site when looking for a partner/money/contact, etc.

Make sure the other member has a genuine role in your business and is a genuine member and not a sham.

You will come across as genuine and more confident, which the seller will pick up on through your voice and body language.
