Think about what I got to deal with when 3 people get a room and the 4th roommate has a big dog with a bad attitude and smells the place while barking at any little sound in the night.

Level that playing field or make this a friendship and watch your tenants attitude change and entitlement creep in.

Even if not, I'd rather be rid of her than have to deal with that sort of attitude on a constant basis.  

No offense Chris, but I've seen several of your posts floating around the BP forums over the last month or so, and based on your negative and defeatist attitude in the face of the plethora of information at the tips of your fingertips with the search function, and also the fact that you keep swatting away advice that is literally being spoon fed to you, I'm not confident that the RE space is right for you.

You don't want to hire the property management company that says "it was about 50%" and then throws their arms up in that "such is life" attitude.

Rent to class D people, and get class D renters, and attitudes, and everything else that comes.Don't even put a sign in the yard.

I do have one issue and that's with my personal and social attitude.

I'm sure you are unaware of the legal aspects, I don't think anyone would admit to breaking laws here if they were aware of them.Your attitude toward doing business, your predatory thinking however is a different concern, think that conducting business in that manner is anything near fair, equitable, acceptable or how business is done.
