@Daniel PorterI dove deep into Dallas ADU policies a while ago and from what I remember things are still in flux regulations-wise, but it seems that you can have ADUs for single-family homes, HOWEVER to get a CO for it, it puts a deed restriction on the property that requires it to be owner occupied.

Once they get it in their craw they will keep asking questions.Look into FHA and even Down Payment Assistance proograms that might be enough to offset the per diem discrepancy.Find a co=signer or team up with another nurse partner

@Scott TrenchTax exempt bonds from Colorado will be exempt at both the federal and state level(Assuming you are a CO resident).There are 'Muni-Funds' which are funds that invest in various amount of different municipal funds across the country.
