An Umbrella policy provides an additional limit of Liability coverage (usually in increments of $1,000,000) that responds if underlying policy limits get exhausted in a covered claim. 

It was mentally exhausting, however I learned a ton.

Constantly difficult and really exhausting....the kind of tenant that can wear you out.   

If you exhausted all your creative options then have them buy you out. 

After 4 weeks of exhausting negotiations, we have finally come to an agreement to purchase a 3-unit building!
