Once they tell you what they want, its your job to write your wholesale offers to satisfy their terms and still make your own profit.Speaking from the investors standpoint, there is nothing more annoying than a wholesaler who comes to you with a deal, often full of vigor and excitement and urgency, who has inaccurate numbers or who's numbers don't match my criteria.  

In the future don't talk about selling and price, just ask how are you doing and maybe say I was thinking don't you think it might be better for you just to stay where you are for awhile, is there really any great urgency for you to sell now?

When dealing with motivated sellers I start at 70% as my highest offer but you need to find their motivation..Higher the urgency the lower I start my offer and negotiate up to the 70%

It is really odd that my experiences show that if I show the house by appointment, prospects usually don't feel the urgency and will not apply.
