It's not guaranteed they will always have what you are looking for but once they come across something, particularly off market, you can make it where you are the first one they will call especially if you show them you can perform on the close.When I first got started in brokerage, I found out which investors were the serious buyers quickly after sending great deals and they would snatch it up right away.

It is a pretty good deal if you set it up right.

We are not seeing the same liquidity in the CMBS or the CLO markets and Life Companies are locked up right now, barely making bids for product. 

Hey partner, I live in Houston but I actually grew up right there in Kelso WA. 

(Now that sounds like a martial asset) The failure of the previous Buyer's financing should be a concern.

I tried a couple offers so far, but the homes were snatched up right before my offer went in, which is frustrating. 

Good luck on the wholesaling and if I looked it up right that doesn't appear to be an issue.You can also set up keyword searches here on BP that can really help answer questions and gain knowledge.

This was definitely not the case with the house we are finishing up right now.
