As a previous poster stated, proper vetting prevents a lot of this.....sometimes you can get away with only putting 25 or 33% down, but 50% is not unusual.

You expose your entire loan to a higher, variable rate and you have to bend over backward to find one.

Fund and Grow ask you to leave reviews about them after you have worked with them I usually don’t have the time or inclination to do that but this company is unusually good and deserves it.

If you get approved, you can pay the appraisal fee up front..maybe $500-$600 unless something pretty unusual.

I'm in an unusual situation where my buddy who happens to be a GC put up 100% funds to buy a flip, and I'm doing the realtor legwork. 

With hopes that they will stick around for a while we decided to bend this rule for them.

They did a tiny home community in Bend, OR. it was quite an ordeal I think.

I have been amazed by how much community owners will ask for parks that are posted for sale.We had a community for sale in Orem Utah, about 200 spaces asking $40,000,000.It is not unusual to see Parks that are right in the middle of the city asking $100,000 per space but that would mean CAP rates are down to the sub 5's.
