Let me start by saying I’m not a cpa so this isn’t tax advice, go consult a cpa.From my understanding if your AGI is above 100k they start phasing out how many losses you can take (capped at 25k if you make under 100k), once you hit 150k then you can’t take any losses.The only way (I’ve seen) around this (assuming you’re married and you file jointly) is to have one of you be a “real estate professional” which means you spend 750 hours a year working actively on real estate and that you don’t spend more time than that on any other job.If you meet that criteria you can take unlimited losses and use that to offset other income, so in theory you could make say 300k and show losses of 350k and pay zero income tax.

Check those REIT's out, I think they're good deals for aspiring investors.On the other hand, if you are really determined, I would suggest not only networking with sponsors you find on here or online, but joining a mentoring group like Lifestyles Unlimited, as that way you can establish relationships with people doing deals, plus you can learn a lot about how multifamily real estate and syndications work.

Every no brings you closer to a yes.With a limited track record you could get a partner on a deal, wholesale a deal until you have enough money to have a bigger deposit, or like @Peter Sanchez and @Alexander Felice mentioned house hacking.Real estate is amazing because you have unlimited options and have to develop the mindset that you are a real estate transactor.Let me know if you need help with anything and I would be happy to help!

When I started looking into it, I realized it was a good way to make money without an enormous investment in time/money (college), which is what I have been looking for.We didn't end up purchasing a property but the broker has agreed to be my mentor, and I sit down with him occasionally and talk about the industry, what I've learned in class, and also just BS because he also happens to be an interesting dude in general.We also have an old family friend ("uncle" when I was growing up) who does REI in San Antonio through Lifestyles Unlimited.
