I think that works better for your situation.I also recommend using a real estate lawyer to review and draw up agreements so you can be covered in case of unintentionally breaking laws.  

That being said, if your costs of rehab are higher than anticipated, you are looking at an unintentional cashflow position that hopefully will correct when rents increase. 

Closed 3/15/212119: Unintentionally while working on the renovations for 2117, we noticed a lot of work going on next door and our realtor did some investigating - turns out they were in the middle of a flip but still off-market.

We unintentionally discovered our skillsets and the power of RE after buying a house in the Denver area in 5/2019, rennovating a good chunk of the house, and selling it in 7/2021.

Keep in mind that in some situations, intentions don't matter - if you even unintentionally violate certain rules (fair housing for example), the event still happened, therefore you're at fault.
