Is there a dollar amount of expenditures you want to require unanimous approval?  

We provided all articles of incorporation and an unanimous consent from board of directors stating that the company was authorized to purchase the property and procure funds for purchase from my partner. 

Sounds like it’s a pretty unanimous choice that I should add the appraisal contingency.

Personally, I'd go for a condition that says unanimous agreement is required to do something with the property.

I still think the biggest issue with TICs is Unanimous Consent.
