You find this out by talking to people, speaking with past residents, people in the industry, or mystery shopping the property.Using technology to pull in data so you don't have to manually type it in, is helpful, but other than that, I would not trust automation. 

Always Always Always get an inspection if your not going to view it yourself and get someone out there that you trust to look at it for you.

We do not use the credit score, we use the information on the credit report to gauge how long they have lived at addresses and what kind of judgements they have.

You can print this one on your computer, no need for the “official” printed forms.W-9 asks them to enter their name, address, and tax ID – which can be a SSN, ITIN (for people who are not permanent residents) or EIN (business tax ID).

If you do your due diligence and do it right, losing money with trust deeds is almost impossible.

With mutual trust, your agent will be able to put more time and care into your searches, evaluating properties for you, and not having to worry if their time will all be for not.
